Fairfax sits in the South Carolina Midlands, where sandy upland gives way to the heavier ground of the coastal plain. Crawl spaces here get water from both directions — runoff moving across the surface in heavy rain, and damp soil underneath that never properly dries out.
That mix is why we look outside as well as under the house in Fairfax: grading, downspouts and where the roof water lands often explain more than anything visible in the crawl space itself.
The order matters more than the equipment. Source, then water, then drying to target, then remediation, then repair, then closing off the way in. Done out of order, the work does not hold.
Signs worth acting on
You do not need all of these. One is enough.
- Air in the house that smells of damp soil, especially in summer
- Springy or sloping floors over part of the house
- Hardwood boards lifting at the edges or pulling apart
- Visible water, mud or standing damp under the floor
- Rusty fixings, or dark staining on the joists
- Windows and doors that stick in humid weather

Fairfax crawl space questions
Why does my Fairfax crawl space only flood after heavy rain?
That points to surface water rather than groundwater. Storms around Allendale County deliver a lot of water quickly, and when the ground cannot take it fast enough it travels across the surface and in through the foundation vents.
Can grading and gutters fix it without a pump?
Sometimes, and it is worth checking first because exterior water is cheapest to deal with. Around Fairfax, roof water and a slope feeding the foundation explain a lot of the calls we take.
Why is it dry in winter and wet by late summer?
Humidity rather than a failure. An enclosed space under a Fairfax floor tracks the outside air, and by August that air has been wet for months.
Do you work outside Fairfax itself?
Yes. We cover Allendale County broadly, including Brunson, Sycamore and Allendale, and the rest of the Midlands and Sandhills of South Carolina.
Can I stay in the house while the work is done?
In almost all cases, yes. The work happens under the floor, and access is usually through an exterior hatch. We will tell you up front if anything about your Fairfax property changes that.
Not sure what your Fairfax crawl space needs?
That is what the inspection is for. Call (888) 724-1354 and describe what you have noticed.
