Coastal Marion County construction is built up off the ground for a reason, and in flood zones that is a requirement rather than a preference. The result is that Rains homes of every age have a crawl space under them, and every one of those spaces has to manage moisture it did not ask for.
The practical consequence is that venting a crawl space here usually makes it damper. For much of the year the outside air is warmer and wetter than the space, so open vents deposit moisture on the cool joists instead of carrying it away.
What we will not do is pump a Rains crawl space out and leave. If the water is going to come back, the drainage and the barrier are the job, not an upsell after it.
Signs worth acting on
These are the signs that bring people to us, in roughly the order they get noticed.
- A damp, earthy smell that is strongest in the lowest rooms
- A patch of floor that gives slightly when you walk over it
- Gaps opening at baseboards, or a door that no longer latches
- Condensation on ductwork or pipes under the floor
- Batts of insulation fallen away from the subfloor
- A silt line or watermark on the foundation piers
Water near Rains

- the Old Dead River (lake)
- Haroldson Lake (lake)
- Blocker Lake (lake)
- the River Swamp (swamp)
Rains sits at about 89 feet, in the Lowcountry and coastal plain of South Carolina.

Rains crawl space questions
Why is my Rains crawl space wet when nothing has leaked?
Near Rains that is the normal pattern rather than the exception. At around 89 feet on the coastal plain, the water table sits close enough to the surface that soil under the house can be saturated with no pipe broken.
Does storm flooding reach crawl spaces around Rains?
Yes, and often with nothing visibly broken. After a tropical system the usual picture in Marion County is a saturated crawl space where the water came up through the ground rather than out of a pipe.
Does being close to the coast make this worse?
It raises the water table and lengthens the wet season, which is why homes near the Old Dead River and the low ground around Rains tend to need drainage as well as a barrier.
Can I stay in the house while the work is done?
In almost all cases, yes. The work happens under the floor, and access is usually through an exterior hatch. We will tell you up front if anything about your Rains property changes that.
My house is near the Old Dead River. Does that change anything?
It can. Being close to the Old Dead River usually means a higher water table and a longer wet season under the floor, so drainage and a properly sealed barrier matter more here than they would further from it.
Talk to someone about your Rains crawl space
A description of the smell, the feel of the floor and where the water sits is usually enough for us to say what the space needs.
Tell us what you are seeing under the house and we will tell you what it needs.
