North sits in the South Carolina Midlands, where sandy upland gives way to the heavier ground of the coastal plain. Crawl spaces here get water from both directions — runoff moving across the surface in heavy rain, and damp soil underneath that never properly dries out.
Where water is arriving in storms, the cheapest water to deal with is the water that never reaches the house. Grading and discharge get looked at before anyone proposes a pump.
The order matters more than the equipment. Source, then water, then drying to target, then remediation, then repair, then closing off the way in. Done out of order, the work does not hold.
Signs worth acting on
Any one of these is reason enough to have the space under your North home looked at.
- A damp, earthy smell that is strongest in the lowest rooms
- A patch of floor that gives slightly when you walk over it
- Gaps opening at baseboards, or a door that no longer latches
- Condensation on ductwork or pipes under the floor
- Batts of insulation fallen away from the subfloor
- A silt line or watermark on the foundation piers

North crawl space questions
Why does my North crawl space only flood after heavy rain?
That points to surface water rather than groundwater. Storms around Orangeburg County deliver a lot of water quickly, and when the ground cannot take it fast enough it travels across the surface and in through the foundation vents.
Can grading and gutters fix it without a pump?
Sometimes, and it is worth checking first because exterior water is cheapest to deal with. Around North, roof water and a slope feeding the foundation explain a lot of the calls we take.
Why is it dry in winter and wet by late summer?
Humidity rather than a failure. An enclosed space under a North floor tracks the outside air, and by August that air has been wet for months.
Will my North crawl space dry out if I open the vents?
Usually not. For much of the year the air around North is warmer and wetter than the crawl space, so opening it up deposits moisture on the cool joists instead of carrying it away.
What should I have ready when I call about my North home?
Your street in North, when you first noticed it, and what you can see or smell — standing water, a waterline on the piers, insulation hanging down, or a floor that has gone soft. Photographs help.
